Client brief
A large four to five bedroom home in a Hamptons or modern Melbourne style, as close to the beach as possible and on the eastern side of the Gold Coast Highway. Entertaining and the pool area needed to be a standout feature, and the home had to be ready to move into with no renovation work required.
Journey
Our client came to us off the back of a purchase we'd made for a team mate. He had been looking for some time and kept missing out, and being time poor with training he needed help sourcing the right home at the right price. We asked him to send through a few homes he liked the look of so we could get a clearer read on the type and style he was after. He sent us the home we eventually bought — but assumed it would be well out of reach, because it was on the market for $400,000 more than he was willing to spend. The first thing we did was call the agent and request an inspection.
Budget result
Under budget by $25,000.
Outcome
Within seven days we had a deal secured, right on the client's budget. The building and pest report identified a couple of items that needed addressing, and those were sorted at the seller's cost.
