Client brief
A fully renovated home — four bedrooms, two bathrooms, on a corner block. They came to us set on the eastern side of the M1 and wanted a property they could move into and grow into.
Journey
This one took longer than most, and the reason is worth stating plainly: their budget and their preferred side of the M1 didn't meet. Rather than let them keep looking at homes that were never going to work, we had the harder conversation early and reshaped the brief around the hinterland — the western side of the M1, through the Maudsland pocket, where the same money bought considerably more house. Within a couple of weeks of that pivot we found a beautifully renovated property in close to new condition, ticking every item they'd asked for.

Purchased $30,000 under budget.
Outcome
Four bedrooms, two bathrooms, corner block — exactly the brief, on the side of the motorway they hadn't originally considered, with their parents' support making the deal possible. They're now in the home and starting their family.
